Selling my House - Questions *
1. Some realtors charge 6% commission, while some charge a fixed rate of $6,000, for example. Do you think the fixed price realtors (6K) put in less effort in your opinion?
2. Some realtors have a gurantee program. If they don't sell your house in 120 days, they will buy it at a agreed price. So do you think they will not try as hard if they think they can turn around and sell it themselves? 3. I never sold a home before. What else should I know, other than "interview" several realtors. TIA

I assume with you being in CA that housing is expensive there so the flat rate $6k people are not trying very hard, IMO. Then again, if housing is expensive there then the houses probably move fast and sell themselves.

I'm never paying a realtor again, they just don't do that much for such a huge chunk of money. Take a look at www.fsbo.com and there are other versions of it http://www.forsalebyowner.com etc Most do a seminar to tell you how to do it.

I can't really tell you who to go with, as that depends on the market.
What I can suggest is how to show the house Make sure it is SPIC AND SPAN clean. Down to the closets. If you have a bread maker, make some bread a couple hours before it is shown so you have that great smell in the house Vaccuum before you show it every single time and leave tracks on the carpet. Turn on every light to brighten it up Make it warm in the winter and really cool in the summer Take your pets with you If it needs painting, do it before it goes on the market If it is cluttered, get rid of the clutter I sold our last house in 7 days for most that particular floorplan had gone for. The realtor said that it would be a hard sell as it was just a two bedroom. Wasn't real hard. An open house took care of it and a single lady with cats bought it. I did all the above though
