Phosphates

My tank with all the rock and some of the fish just turn 14 today yes years .
The tank is 200G BB i run a 851 Deltec skimmer Deltec GFO reactor with about 900 Mg of GFO in to it and I replace that once a month,It is a small compartment in my 50G sump for cheato not much about 15 gallons total i know is not much but this tank is in my living room and the tank is seven foot long this is a small home so i have no room for anything bigger .
The problem started about four years a go with different algae popping up here and there some dinos that i got them mostly under control with taking the Calcium reactor off line and using Randy's two part with the auto doser and use kalk for all the make up water i have them under control about 80% .
Also i get some very slow HA growth on my Live rock and the back of the tank the back of the tank has 3/8"corralling algae and the HA grows on that .
After getting a Po4 photometer and testing the tank water i find out was very little Po4 in my tank water . After taking 20LB of Live rock out and let it sit in a quarantine tank with no skimmer the Po4 # when up very high so it was no brainer that my Live rock was full of Phosphates after all this years .
Now i do use GFO but I still have HA grown on the rock not much but is growing slowly now for years ,I just pull it off every time i do water changes .
You think is about time to take the tank down and start over with new LR ?
I hate to do it because some of my fish and corals are 14 years old and they will die on me because i have no where to keep them but the LFS and they are not that good at all but they willing to do that for me .
Any Ideas i'm just tired spending all that $ for GFO every month .

sometimes a thorough tank cleaning will do wonders.i mean removing all rock,vacuming bottom completely,turley baste all rock and reaquascape.i have done that a couple times on my oldest tank and it comes back to perfection.i also add some new cured live rock at the same time.that may help.

That's a lot of media to use. What media is in use? Reducing the dosage might be fine. Is the refugium being used to grow and harvest a macroalga? That can help a lot.

Even with all that GFO twopart.com media i still get some HA growth all my LPS and soft corals growing .
I do have slow growth on my SPS but i think the Dinos is getting to them. I do harvest the macro algae every two weeks .

I did that many times it is not easy to get the rock out with all this corals encrusted in to the rocks, but i did take some of the rock out and replace it last year but that was just temporary solution .
I think i need one more GFO reactor right in the back of the tank so i can get to the Po4 before the HA I don't know i'm not getting the PO4 out of the water fast enough i think .
Thank you all keep it going here i need a fix.

how about some herbevores ie tangs,snails ect
