OT: Home Warrantys. Who has them and who do you use?

I have a home warranty through HSA. Its about $450 a year. Have used it several times this last year for AC problems. Problem is they ticked me off a little bit and the AC company they use(US heating and air) has really ticked me off. I am still going back and forth on renewing my home warranty, but would really like another company to compare it to. Anyone?

I had it for the first year when I bought my house and it was going to cost me more a year for it, then my house had problems. So I didnt renew it.

I have Old Republic. This is my second year using them and they have seemed to work out pretty well for me.

The only real reason I am worried is the AC system. Which can get real expensive real fast.

I insurre it myself into my emergency fund, just imagine paying 450 for the next 5 or 10 years $$$.

I would. And after another season of summer in the house I would go that direction. But I am concerned about this next season. If it makes it through next summer then I am sure it will be fine for awhile......

Been in my house 5 years and never had one. I'm surprised people even have one. I can understand buying one when you get a house (having the seller provide it).

Our builder included a 10 year warranty from a 3rd party (name escapes me) in addition to the 2 year warranty that they provide. I'll look up the name at home if you are interested.

I got one from Service America. It has saved me thousands of dollars. They have fixed my A/C twice, my dryer twice, my breakers when one melted, my dishwasher, my ice maker, my freezer twice, and some significant plumbing issues a few times(our pipes aren't that great). Overall, they have been well worth it. Right around the same price as yours and the people who I've had come in have been more than happy to accomodate me.
